Warren's Market Update:

While the number of sales in January came in hot, 83% higher (!) than in January 2024 (42 vs. 23), due to global uncertainty February sales numbers looked very similar to last February.

If there are aggressive interest rate cuts coming from the Bank of Canada, we could see a hot spring market. The Bank of Canada is scheduled to give us an update this Wednesday.

Quick Tip on Perimeter Drains

Why is proper drainage so important on Vancouver Island?
*
-During heavy rainfall, or when the ground in saturated, the water level around your foundation rises
-The accumulated water creates hydrostatic pressure on the foundation walls. The deeper the water, the greater the pressure
-This pressure can force water through cracks/gaps in the foundation walls, creating basement leaks and flooding

-Implementing property drainage systems like perimeter drains and sump pumps are helpful for removing the excess water around the foundation
-Waterproof membranes around the exterior perimeter of the foundation can also greatly reduce moisture penetration
-Although less effective, waterproof coatings on the interior walls of the foundation can help stop water from seeping through
